‘River Woods’ retreat is a rare recreational waterfront property along the Trinity River on 115 acres of forestland in Northern California near the Trinity Alps Wilderness Area.  It is located off of Hwy 3 halfway between Redding and Eureka, and borders a half mile of waterfront land on the Trinity River in Northern CA, which is a designated Wild and Scenic river system.

River Woods is a one of a kind find for those seeking privacy in its semi wilderness setting of forested mountains, fast flowing natural riverfront, spectacular views, privacy, and tranquility.  It is located at the end of Brown’s mountain and B-BAR K Road, with a two-mile private road with deeded access to the property through gated and locked entrances surrounded by BLM and private lumber company forests on two sides.

The property is approximately one half mile square from mountain top to over one half mile of rolling river front.  The wooded acreage consests of pine, fir, oak and manzanita that have not been forested for over forty years.  The forestland has recently utilized government conservation funds to clear trees, brush, and slash for fire suppression within 100 feet on each side of main roadways.  The land includes mining rights and per the owner has been assessed for minor quantities of both gold and silver deposits.

The Trinity River is a designated Wild and Scenic river with phenomenal fishing opportunities that include steelhead, trout and coho salmon.  This half mile of river front houses some of the best fishing holes on the Trinity River including one identified as ‘Bing Crosby’s favorite fishing hole’ (which is purported to have been stocked by him of Brown Trout) and another large hole called ‘Wayne’s World’ located below a small rocky precipice on the property, popular with local fishing guides.

Abundant wildlife includes deer, wild turkeys, geese, ducks, occasional black bear and normal forest animals.  A natural pond is located mid-way on the flat land of the property and is home to an endangered species of mud turtles.  This open area is also utilized as a skeet shooting range, a helicopter landing (LZ) area, and as a previous base area for forest firefighting camps offering far ranging mountain top and river views.  (Note: No forest fires have reached the property for more than fifty years).

The mountain home site was originally designed as a Women’s Fly Fishing Retreat.  This two story structure houses a large upstairs living quarters, and equally large downstairs currently only partially completed (electrical, plumbed, dry walled and painted).  The planned architected wing for additional retreat guest rooms has been delayed.  Current living area floor plan to date is approximately 1,456 square feet.  All structures have been built with exterior fire resistant materials and metal roofs.  The house has vaulted ceilings, light oak laminated flooring throughout, and custom tiled bathroom and shower.  Large tempered glass windows and sliding glass doors abound throughout and provide fantastic views, all screened in to enjoy the fresh mountain air.  Window treatments are not needed as there are no close neighbors in this forested getaway.  The views are spectacular both day and night.

The upstairs floor plan includes two very large bedrooms each with sliding glass doors to either a back porch or to the front sun room porched area.  There is one large tiled bathroom upstairs, and one large but unfinished plumbed bath/mudroom downstairs.  A large vaulted ceiling front room houses a custom built oak entertainment center and book shelves, a large cozy wood burning stove, and a sliding glass door to the back porch.  The adjoining vaulted ceiling kitchen is spacious with built in custom light oak cabinets including a fine china glass windowed section and large center Corian covered island.  The kitchen is appointed with Maytag stainless steel refrigerator and matching propane gas stove, large stainless steel sink, overhead fluorescent lighting, pantry, closet and view of mountain and pond from kitchen.  The sun room is thirty-four feet wide and is a completely windowed area overlooking breath taking mountain views of the property including the pond and shooting range area.  The dining area is located here as well as large area utilized for hobbies, office or art studio.  Overhead fans are located in each room in the house to circulate the mountain fresh air.  Access to the upstairs living area is by a custom wheel chair accessed ramp built of fire resistant materials and custom designed wrought iron railings.  All exterior doors are fire resistant and include separate wrought iron security screen doors.

The bottom floor is accessed internally through a stairway leading from the upstairs kitchen which includes fire resistant doors on both top and bottom levels.  The floor plan is the same size as upstairs and includes a very large plumbed bathroom/mud area changing room (dry walled but not yet completed), two car garage area, large unfinished areas, storage, and work shop areas are all dry walled and painted with finished electrical.  Two separate door entrances are again fire resistant with security screen doors.  the outside back area houses a small porch work area with adjacent areas for wood storage and access to large propane tank and gardening areas.  Built in steps lead up the incline to bring you to the large open area utilized as a primitive barbecue patio area, again with spectacular views and the separate ‘off the grid’ power house.

This off-grid living includes the separate building ‘power house’ that houses both power and water and is located within steps of the upstairs of the house.   The power house is constructed of the same fire resistant building materials as the house with matching metal roof.  It houses a Xanex Solar Power Distribution System and Control Panel with two banks of Rolls Batteries powered by twelve SANYO Solar Panels and a Honda backup gas generator to allow you to live comfortably off the grid.

The Power House also contains four 2,500 gallon (10,000) water tanks fed by harvesting rain water off of the single slanted roof design which overflows into the tanks and allows piped run-off water into the downhill pond area.  Three separate water filters including an ionized filter delivers clean, fresh water.

Additional solar panels located on the house roof and battery banks are in current plans.  Well water sites near the house have also been determined and are marked for possible future considerations, however, future plans suggest continued rain water harvesting off of the house roof and additional storage tanks as cost effective and viable alternatives.

Two driveways of shale and broken gravel reach the upstairs level and curve around to reach the two car garage and partial driveway below.   Additional shale to complete all driveways are planned as there is an abundance of shale available on the property.

The River

Designated as a Wild and Scenic River, The Trinity is also one of the West’s best fisheries for Steelhead, and has some fantastic salmon and big brown trout fishing too! In May the salmon begin to run and can provide great fishing through November throughout the river. September is the beginning of the steelhead run which can last well into march. The intimate nature of the river, combined with strong runs of fish can result in mind boggling numbers of steelhead landed. Most fish are between 3 and 9 pounds, but can range up to 16. Although no longer planted, there remains a brown trout population most specifically targeted in the waters around Lewiston . The river is also very popular for rafting, kayaking and canoeing as it winds its way from Lewiston over 100 miles to the Klamath.

The Area

Trinity County is a pretty spectacular place! Recreational opportunities abound in this mountainous region of California. Roughly the size of Vermont, if pounded flat it would take up an area the size of Texas. The Trinity Alps Wilderness Area provides more that 500,000 acres of exploration for backpackers, horse packers, day hikers, hunters, fishermen and photographers. Just up the road from this waterfront property for sale are Trinity and Lewiston Lakes. Trinity lake offers a fantastic water sports opportunity from bass and trout fishing to skiing and boarding with 145 miles of shoreline. Located just below Trinity Lake is Lewiston Lake which then feeds the Trinity River in Lewiston. Lewiston Lake is a tremendous trout fishery and in many cases can be fished just like a spring creek using small flies and targeting large fish. The Trinity River once again flows after being released from Lewiston Lake. From mountain biking to wine tasting to cross country skiing, there’s plenty to do here!
